Where does the name Pandion come from and what does it mean?

Pandion is a genus of birds of prey, known as Ospreys, the only genus of family Pandionidae. The inspiration for the company name Pandion Property Inspections came from a breeding pair of Ospreys at a local lake. The same pair migrate back to this location every year to have and raise their young.

What does a home inspection include?

A General Home Inspection includes a visual non-invasive evaluation of all accessible systems and components such as the roof and attic spaces, foundation, structural elements, basements (finished and unfished), crawlspaces, HVAC equipment (furnace/AC), water heater, plumbing and plumbing fixtures, interior walls and floors, electrical panel(s), exterior walls/windows, site grading, patios, driveways, sidewalks, and fireplaces (when applicable), and garages. What does a home inspection cost?

Prices for a home inspection vary from home to home. The total square footage of the home (including unfinished areas) is used to calculate the base price of the home inspection. Do you use a thermal imaging camera during a home inspection?

Yes. A thermal imaging camera is one of many specialized tools that is used during every home inspection.

Is there an additional fee for thermal imaging?

No. Thermal imaging is included with every home inspection at no additional cost to you, the client.

How do you inspect a roof?

When possible and safe to do so, walking upon a roof’s surface is the preferred method. If walking the roof is not possible, other means such as a camera mounted to a long pole or binoculars may be employed. Roof inspections also include viewing from the underside, in the attic space, if accessible.

How long does it take for a radon test?

A “short term” radon test takes a minimum of 48 hours to conduct. Longer duration tests (up to 96 hours) are available for an additional fee.

After a home inspection, will I receive a written report?

Yes. After completion of your home inspection, a fully written report including pictures (and possibly videos) will be generated in PDF format and emailed directly to you.

How long will it take to receive my home inspection report?

Generally most home inspection reports have “next day” deliveries. Radon tests included with a home inspection will have a separate report and will be sent out by the end of day following the conclusion of the test.

Yes. Home inspections are available on the weekends and most holidays.

Do you use an answering service for phone calls?

No. Pandion Property Inspections LLC does not use an answering service for incoming phone calls or text messages. At times, it is not possible for me to answer your incoming call or reply to a text message immediately. If I don’t answer your call, please leave a voice mail and I WILL return your call as soon as it is possible to do so.
