With each season, there are quite a few home maintenance items that should be on your list as a home owner. Here are ten to get you started:
- Have your air conditioner serviced and be sure it is operating properly. You don’t want to wait for the summer heat to arrive only to find out that it doesn’t work.
- Stock up on furnace filters. It won’t be long till you’re AC will be running. These filters should be changed regularly. It never hurts to have some in stock and ready for use.
- Examine the exterior of the home. Look for any damage that may have occurred from winter storms, cracked caulking around windows and trim pieces, the condition of the exterior paint, and signs of heaving or settling in sidewalks and driveways.
- Examine the exterior and exposed components of your sprinkler system (if you have one) and garden hoses. Nobody really likes taking a cold outdoor shower when using these things for the first time of the season.
- Check the home for insect and pest infestations.
- If you have a lawn, sharpen your mower blade. A dull blade doesn’t cut well and can harm your lawn, giving it that shredded rough look.
- Fertilize the lawn. Waiting until the heat of summer can damage a lawn. It’s best to do this at the start of the growing season before outdoor temperatures reach 80 degrees.
- If you have a deck, clean and seal deck boards and railings. Check for loose fasteners like nails, screws, or lag bolts. Check the condition of metal components such as straps, joist hangers, and bracketry.
- Get those propane bottles for the BBQ filled. You don’t want to run out when the grilling season arrives.
- In late spring, turn on your sprinkler system, inspect for leaks, bad sprinkler heads, and make any adjustments or repairs as needed. Be sure to watch the weather forecast as Colorado has been known to get below freezing through the month of May.
